A home loan calculator is a free tool that estimates the monthly instalment and total cost of a home loan based on the property you want to buy and the terms you choose. Instead of guessing what a home loan will cost each month, you see the exact EMI and the total home loan interest you will pay over the full term, so you can plan your budget and compare offers from different lenders with confidence.
This home loan EMI calculator uses the standard reducing-balance method. Each EMI is split into an interest portion charged on the outstanding balance and a principal portion that reduces the balance. Although the EMI stays fixed for the whole tenure, the split changes every month — early on most of each EMI is interest, while toward the end almost all of it is principal. To calculate home loan EMI, the calculator applies EMI = P × r × (1+r)n ÷ ((1+r)n − 1), where P is the loan amount, r is the monthly interest rate and n is the number of months.
The property price sets the starting point for the loan. A more expensive property means a larger loan amount for the same down payment, which raises both the monthly EMI and the total interest. Entering the actual property price lets the calculator work out the loan amount correctly.
The loan amount is the property price minus the home loan down payment you pay upfront. A larger down payment reduces the amount you need to borrow, which lowers your monthly EMI and the total interest over the tenure. The interest rate is the lender's charge for lending you the money, expressed as a percentage per year. Even a small change in the rate has a large effect over a long home loan. A higher rate raises both your monthly EMI and the total interest, while a lower rate reduces them. Home loan tenure is the most powerful lever in a home loan. Prepayment means paying extra toward the principal, which reduces the outstanding balance and the interest charged on it.
