A home loan calculator is a free tool that estimates the monthly instalment and total cost of a home loan based on the property you want to buy and the terms you choose. Instead of guessing what a home loan will cost you each month, you see the exact EMI and the total interest you will pay over the full term, so you can plan your budget and compare offers from different lenders with confidence.
The loan amount is simply the property price minus the down payment you pay upfront. A larger down payment reduces the amount you need to borrow, which lowers your monthly EMI and the total interest you pay over the tenure. The Property Financing Summary in the result card makes this relationship clear: Property Price − Down Payment = Home Loan Amount.
Your home loan EMI is calculated using the standard reducing-balance formula. Each EMI is split into an interest portion charged on the outstanding balance and a principal portion that reduces the balance. Although the EMI stays fixed for the whole tenure, the split changes every month — early on most of each EMI is interest, while toward the end almost all of it is principal.
The interest rate is the lender's charge for lending you the money, expressed as a percentage per year. Even a small change in the rate has a large effect over a long home loan. A higher rate raises both your monthly EMI and the total interest, while a lower rate reduces them. Use the calculator to test different rates and compare what lenders offer.
Tenure is the most powerful lever in a home loan. A longer tenure spreads the principal over more months, which lowers each EMI and makes the loan feel more affordable — but it keeps the balance outstanding for longer, so you pay much more total interest. A shorter tenure raises each EMI but clears the loan faster and saves a large amount of interest.
Home loans run for many years, so small differences in rate, tenure or down payment add up to large differences in total cost. By trying a few combinations — a bigger down payment, a shorter tenure, or a lower rate — you can find the balance between a comfortable monthly EMI and the cheapest overall repayment that fits your budget.
